For landlords
E-Signature for Landlords
Send the lease by text, get the rental application back with a photo of the ID, and hand out rent receipts without a printer. Built for landlords with one unit or a few dozen.
Documents you can send
From the application to move-out.
Use your own lease, the one your attorney wrote or a template. If it is a PDF or a photo, you can send it.
- Residential lease agreements, with initials on each page and a signature for every adult tenant.
- Rental applications, with an "ask for a document" field for pay stubs or a photo ID.
- Rent receipts, signed and sent in a minute when a tenant pays in cash.
- Lease renewals and addenda, such as pet, parking or smoking addenda.
- Move-in and move-out checklists, so the condition of the unit is signed by both sides.
- Required disclosures, like the federal lead-based paint disclosure for homes built before 1978.
How it works
Lease signed in three steps.
Upload the PDF or a photo of the paper lease. Add signature, initials, date and any custom text fields.
Up to 20 signers per document, at the same time or in order: tenants first, then you.
Each tenant gets a link and signs on their phone. You get the signed lease with its certificate by email.
Why MultiDocs
Your tenants already live on their phones.
Tenants open a link and sign with a finger or a mouse. Nothing to download, no password to remember.
Send the link by text message, WhatsApp or email, or copy it and paste it anywhere. Email reminders go out every two days, up to three times.
Send the same notice, like a rule change or a building-wide acknowledgement, to every tenant at once: up to 20 on the free plan, up to 500 on Team.
The last page records the date and time, where the link was sent, IP address, device, a unique signer code and the SHA-256 fingerprint of the file. Anyone can check it at /verify.
Good to know
Leases yes. Some notices, not electronically.
A lease signed electronically is generally as valid as one on paper under the federal ESIGN Act and your state's UETA.
There is one important exception. ESIGN does not cover notices of default, acceleration, repossession, foreclosure or eviction, or the right to cure, under a rental agreement for a primary residence (15 U.S.C. § 7003(b)(2)(B)). Notices of default or eviction may require paper and the delivery method your state law sets, such as personal delivery or certified mail. Check your state's landlord-tenant law or ask a local attorney before sending one.
This is general information, not legal advice. For your specific situation, ask a lawyer licensed in your state.

Questions
Landlord e-signature questions.
Is an electronically signed lease legally binding?
Generally, yes. The ESIGN Act and state UETA laws give electronic signatures the same legal effect as handwritten ones for most contracts, including residential leases.
Can I send an eviction notice electronically?
Usually not by e-signature alone. ESIGN excludes notices of default and eviction on a primary residence, and state laws set how they must be delivered. Plan on paper and your state's delivery rules.
Can all the tenants sign the same lease?
Yes. Add up to 20 signers per document. They can sign at the same time or in the order you choose, with you signing last.
Can applicants upload a photo of their ID or pay stubs?
Yes. Add an "ask for a document" field and the applicant attaches a photo or PDF before signing. MultiDocs doesn't verify the ID: that check is still yours.
Do tenants need to create an account?
No. They open the link from a text or email and sign with a finger. No app, no password.
How much does it cost for a small landlord?
Many small landlords never pay: the free plan includes 15 signature requests a month. If you manage more units, the Team plan is $25 a month for everyone in your business.
Pricing
Free to start. $25 a month for the whole team.
Sign your own documents free, forever, and send 15 signature requests a month on the free plan. The Team plan is $25 a month (or $240 a year) for everyone in your rental business, with up to 1,000 requests a month and bulk send to 500 people.
